One of the tallest and largest home construction projects in one building and modular

Across from where the well-known Megastores are currently located, Heddes Bouw & Ontwikkeling, in a partnership with Ballast Nedam West, is constructing Waldorp Four. As one of the first large-scale home construction projects, it will play an important role in the further development of the Central Innovation District: the economic heart of The Hague, covering the area between and around The Hague Central, Hollands Spoor and Laan van NOI train stations. The preparatory work has been in full progress for some time and construction started in December 2024. With 1,171 homes, this will be the largest - and at 70 meters also the tallest - modular building in the Netherlands!

Collaborative and modular construction

Waldorp Four is to be constructed modularly with Team Modular, which in addition to Heddes includes Schouten Techniek and Ursem Modular Construction Systems. This construction method shortens construction time, reduces inconvenience and minimizes construction waste. The modules are made in Ursem Modular Bouwsystemen factory in Wognum. The realization of the plinth will be realized by Ballast Nedam West.

Unique collaboration and housing for diverse audiences

Sustay is the developer of Waldorp Four, it focuses on developing affordable and sustainable housing. Of the 1,171 homes being built, 560 will be purchased by ABP and Greystar. These homes are intended for middle-income earners. Duwo will purchase 399 homes, which are intended for students. And 212 homes are intended for social rental, these homes will be purchased by Arcade.
Project Waldorp Four is a unique collaboration between private and public parties. It is also a nice and big step to help with the housing shortage in The Hague.

Schedule

The preparations for this project have been in full swing behind the scenes for some time. In December 2024, the first construction work started on site in The Hague. The first modules are expected to be transported to the construction site in early 2026.
