Commissioned by developer Yisheng, Heddes Bouw & Ontwikkeling is building 703 self-contained student houses on the Leiden Bio Science Park (LBSP). The design is by Paul de Ruiter Architects and VenhoevenCS and consists of two buildings totalling some 23,000 m². In addition to the independent student residences, the new building will feature various communal areas and facilities, such as study rooms, dining rooms, washrooms and roof gardens.

A complete campus

The development is scheduled for occupancy in the 2023-2024 academic year. Besides the student residences, the project also includes rental housing, shops, restaurants and other communal facilities.

LED lighting on the construction site

So-called Darklight luminaires are used on this project. This ensures that the light only shines on the construction site. This is pleasant for local residents and better for nature. We also save as much as 73% energy by using LED.

A varied living environment

The construction of this student accommodation started in July 2021 and is a milestone in the development of the MORE plan and the university campus at Leiden Bio Science Park as a whole. With the arrival of student accommodation in this phase, and a variety of other types of housing in later phases, the entrance area will continue to develop into a lively and diverse living environment that is on the move 24/7.

Collaboration

The development was created in collaboration with Lingotto and Red+. In the sales process, Yisheng was guided by Realnomics and CBRE. Student housing provider Student Experience is responsible for operation and management. The design is by VenhoevenCS and Paul de Ruiter Architects and the landscape design was provided by LANDLAB. Construction was carried out by Heddes Construction & Development. The homes are occupied from academic year 2023-2024.

Niels’ passion for building is reflected at Heddes Bouw & Ontwikkeling, where they face challenges together. After holding a variety of positions, he has been a member of the Board of Management since 2002. In 2011 Heddes Bouw & Ontwikkeling became part of Ballast Nedam, for which Niels has final responsibility as Managing Director.
