Contracts construction Waldorp Four signed

This afternoon, in the presence of a select group of stakeholders, the contracts for the construction of the Waldorp Four project were signed. At the construction site, where 1,171 homes will be built, all the executives symbolically signed in the presence of the press. Waldorp Four is a mixed-use project located in The Hague, on the strip opposite where the Mega Stores are currently situated. Construction will start in December 2024, with completion expected by mid-2028.

Waldorp Four is a development by Sustay, designed by the architectural firm Paul de Ruiter. This project includes a total of 1,171 new rental homes, of which 560 are for middle-income individuals. These homes are being developed for Greystar and the pension fund ABP. Additionally, 399 student homes will be built for Duwo, and 212 social rental homes for Arcade. There will also be space created for businesses and hospitality.

This large-scale housing development in The Hague plays an important role in the further development of the Central Innovation District (CID): the economic heart of The Hague between and around the stations Den Haag Centraal, Hollands Spoor, and Laan van NOI.

Construction of Waldorp Four on-site will start in December 2024, but much work has already been done behind the scenes. Waldi van der Wilk, Director of Project Development at Sustay, says: 'The project has a long and complex history, but thanks to the dedication and determination of all parties, we have finally been able to bring it to the construction phase. This is not only a huge achievement for us as developers but also a significant win for people looking for affordable rental homes in The Hague. This is exactly the kind of result we strive for!'

The realisation will be carried out by Heddes Bouw & Ontwikkeling in partnership with Ballast Nedam West. The construction of the towers will be fully modular, with Team Modulair, which speeds up the construction time, limits disruption, and minimises construction waste. Team Modulair consists of Heddes, Ursem Modular Building Systems, and Schouten Techniek.

While construction of the base will start on-site, the residential modules will be manufactured in 2026 at Ursem's factory in Wognum and transported to the construction site. Here, they will be stacked into residential towers. Completion is scheduled for mid-2028. The homes will meet strict sustainability requirements. Of the homes, 560 will be certified with the BREEAM-NL Excellent In-Use certificate and an A+++ energy label.

Niels Doodeman, General Director of Heddes Bouw & Ontwikkeling B.V., says: 'With this project, we demonstrate how we are ready for the future.
