Modular social housing

In Aalsmeer on the site of VVA's former football ground, Heddes Bouw & Ontwikkeling built 56 modular homes for housing association Eigen Haard.

Fast construction through modular work

Eigen Haard deliberately chose the modular construction method, which accelerates the construction process. The homes are completely finished at the factory and fitted with installations, kitchens and fittings. The design of the 56 social housing units for starters is a collaboration between Heddes Bouw & Ontwikkeling, rudy uytenhaak + partners architects, Ursem Modular Construction Systems, Schouten Techniek, Pieters Bouwtechniek and Healthy Buildings. The modular homes are designed as two all-sided wooden volumes and are built on the former football field (VVA) in Aalsmeer.

Flexible layout

The flats, composed of two prefabricated modules, will be placed in two blocks in a park-like setting, with 14 homes of each type per block. The design of the shells is flexible, so that the modules can be combined in the future to form three-bedroom houses, for example.

Sustainable starter homes

Each dwelling has a large window opening with French balcony, is gas-free and sustainable: there are individual WTW units, both buildings have a heat pump and about 80 solar panels. Bamboo is used as the facade material. There are communal roof terraces with picnic tables for outdoor recreation and as a meeting place for residents. The homes are intended for one- and two-person households, mainly young people.

Managing Director Heddes Bouw & Ontwikkeling

Niels’ passion for building is reflected at Heddes Bouw & Ontwikkeling, where they face challenges together. After holding a variety of positions, he has been a member of the Board of Management since 2002. In 2011 Heddes Bouw & Ontwikkeling became part of Ballast Nedam, for which Niels has final responsibility as Managing Director.
